OUR FOCUS

 

ARG Capital Partners (ARGCP) considers multifamily and commercial real estate investment opportunities in regions across the United States with strong job and population growth as well as former growth markets that are currently out of favor with institutional investors where acquisition opportunities exist with discounts to replacement cost

Investments typically meet the following criteria:

  • Offer diversity in terms of geographic location, product and investment type
  • Provide superior competitive advantages, safety/risk mitigation, and developer/sponsor local expertise and  track record.
  • Target returns to investors of at least 10%-18% for preferred equity investments (or market rate), 15%+ internal rate of return and or an equity multiple of 1.5-2.0 over a 2-5 year investment period for value added and opportunistic joint venture equity investments.
  • Target returns to investors of at least 25% for sponsor equity co-investments (investments alongside sponsor in GP position).
  • Typically 1980’s or newer product for distressed assets (A or B product, C product selectively with best in class sponsorship).
  • Are located in high job and population growth markets (or former growth markets currently out of favor by institutional investors).
  • Are located in markets with high barriers to entry.
  • Typically projects with equity requirements of $1M-$15M (total project cost of $5M-$100M).
  • 2-5 year hold periods.
  • Preferred, Pari Passu, and Sponsor Promoted equity structures.
  • Minimum of 5% of equity invested by sponsor. Typically 10%+ of equity contributed by sponsor (excluding situations where ARG arranges sponsor equity co-investments in the GP position, alongside the sponsor/operator).

Primary markets nationwide, select secondary markets, CRA markets, and major metropolitan areas in the following states: Arizona, California, Colorado, D.C, Florida, Georgia, Mid-Atlantic, Select Midwest Markets, Nevada, Texas, Tri-State Area, Washington, Oregon.
